Independent RICS Valuation Reports

An Independent valuation report is a professional and legal assessment of the price of a property carried out by a RICS Qualified Surveyor who has no interest or connection to the property being valued.

  • There are many reasons to have an Independent Valuation Report Carried out including;

    • They help you decide whether to buy or sell a property.

    • For peace of mind, ensuring that you’re not over paying over the current market value of the property.

    • To apply for a government grant scheme such as Help to Buy

    • To provide evidence of the value of your property to legal purposes, such as probate or divorce matters.

  • The Independent Valuation Report typically includes;

    • The property’s address

    • The property’s description

    • The property’s market value

  • An Independent Valuation Report is not a Survey. A detailed Home Survey Report will provide you with more detailed information about the condition of the property, including any potential defects. 

    A valuation provides only the current Market Value of the property.
